Geotrek Land Surveyors – Core FAQ (Philippines)
General Questions
Geotrek Land Surveyors provides professional land surveying and mapping services in the Philippines, including relocation surveys, subdivision surveys, topographic mapping, line and grade surveys, site development layout, hydrographic and bathymetric surveys, CAAP height clearance and OLS surveys, verticality tests, and site investigation studies.
We have offices in Metro Manila, Cebu, Laguna, and Davao, and we serve clients nationwide across Luzon, Visayas, and Mindanao. Each office operates with dedicated field teams for faster mobilization and localized service.
A Geodetic Engineer specializes in measuring, mapping, and analyzing the Earth’s surface. They establish property boundaries, produce land maps, and generate spatial data for construction, infrastructure, and environmental planning. In the Philippines, all land surveys must be conducted and signed by a PRC-licensed Geodetic Engineer to ensure legal and technical accuracy.
Yes. All our surveyors are licensed Geodetic Engineers, registered with the Professional Regulation Commission (PRC) and accredited by DENR, CAAP, and other relevant government agencies.
Land Ownership & Relocation
A relocation survey re-establishes the boundaries of your property based on your land title and approved survey plan. It’s required before construction, fencing, or property sale to prevent boundary disputes and ensure ownership accuracy.
Costs depend on lot size, terrain, and location. For residential lots around 300 sqm or less in Metro Manila, rates usually range from ₱15,000 to ₱25,000. For larger or remote lots, a detailed quotation is provided after site assessment.
Small residential lots can typically be surveyed within 1–3 days. Document research and survey plan preparation take an additional 5–7 days, for an average total of 10 working days. Complex or remote projects may take longer.
Legal & Government Processing
Yes. We assist clients with DENR-LMS plan approval, LRA verification, CAAP height clearance permit (HCP) applications, and land titling coordination, ensuring all deliverables meet Philippine government standards for accuracy and compliance.
Please prepare copies of your Land Title (TCT/OCT), Tax Declaration, and a Google Map screenshot of the property location or previous survey plan, if available. These documents help validate your property’s exact location and boundary description.
Geotrek Services Scope
A topographic survey measures the elevation, slope, and surface features of your land. It provides engineers and architects with essential data for drainage, grading, and site development planning.
A Line and Grade Survey ensures that construction works follow the correct alignment and elevation as designed. It involves staking reference points for roads, drainage, and structures, guaranteeing accurate and safe implementation during construction.
The Civil Aviation Authority of the Philippines (CAAP) requires Height Clearance Surveys to ensure buildings or towers near airports do not obstruct airspace. Geotrek performs both the field survey and CAAP documentation submission.
An OLS Survey defines the airspace protection zones around airports or helipads, following CAAP and ICAO Annex 14 standards. It identifies obstacles that may affect aircraft approach or departure paths and ensures aviation-safety compliance.
A hydrographic (or bathymetric) survey maps underwater terrain using echo sounders, GNSS, or LiDAR to measure depth and seabed contours. It supports jetty design, dredging, coastal engineering, and flood-control projects.
A Verticality Test verifies that columns, walls, and vertical structures are perfectly upright. It’s a critical quality-control procedure required for high-rise and industrial construction safety compliance.
